This place is an outdoor explorer’s dream.  It is a combination of timbered ridge & valley intermixed with numerous grass savannahs.  Several different springs bubble out of the hillside to form small streams which riffle over the exposed limestone.  In several spots the creeks form small water falls.  There is incredible cave-like hollow where over hundreds, if not thousands, of years the running water has been carving away at the limestone bedrock creating a unique formation.  The creeks eventually make their way to pond which is full of frogs, toads and turtles.  The timber is mostly white oak, there are a few native apple trees and there have been nearly 100 additional fruit trees planted and 80 additional nut bearing hardwoods planted as well.  In the short time I was photographing the property I was able to see deer, turkeys, pheasants,  wood ducks, raccoons as well as numerous songbirds and butterflies.  Property fenced and divided into several different pastures.  30 x 40 pole shed with plenty of room for storage.  Brand new septic system designed for 4 to accommodate a 4-bedroom home.  Located just a couple miles west of Preston or 40 minutes southeast of Rochester.
