Over the past few weeks, I’ve had the opportunity to tour multiple potential vacant land listings with landowners considering selling. One topic that always comes up is price per acre – and how to get the highest return possible when listing.

If you’re thinking about selling your vacant land in the future, here is a pre-listing checklist that can increase your price per acre and improve the overall marketability of your property.

📸 1. Capture Trail Camera Photos
When reviewing land listings, trail camera photos truly stand out – especially clear daylight pictures. These photos show potential buyers the caliber of deer or other wildlife that frequent the property, giving them confidence in its value as a hunting property.
If you plan to sell down the road, start saving your best trail camera photos each season. Hunting land is in high demand, and strong wildlife photos can significantly enhance your listing’s appeal.

🚜 2. Maintain Property Trails
A well-established and maintained trail system adds significant value to any property. Trails:

  • Improve the overall showing experience for potential buyers
  • Make properties more accessible for hunting, recreation, and management
